Fully Managed Service

Our fully managed service is based on a percentage of booking revenue and is designed for property owners who prefer a completely hands-off approach while their property is professionally managed.  — 20% of booking revenue — We manage the day-to-day operation of your property, including: • Listing creation and optimisation • Professional photography coordination • Dynamic pricing management • Guest communication and booking management • Check-in coordination • Cleaning and linen coordination • Maintenance coordination Notes: Cleaning fees are charged to guests. Property expenses such as maintenance remain the responsibility of the owner. Any accidental damage caused by guests is typically covered through platform damage protection or guest deposits, and we assist with managing any claims if required.

Listing Launch Package

Our Listing Launch package is a one-time setup service designed for property owners who prefer to manage the day-to-day hosting themselves while still benefiting from a professionally prepared and optimised listing. — £495 one-time setup — We prepare and configure your property listing, including: • Listing creation and optimisation • Professional photography coordination • Pricing setup and dynamic pricing tools • Automated guest messaging setup • Platform configuration • Calendar synchronisation across booking platforms • Digital guest guide and property information setup Notes: After launch, you manage the day-to-day guest communication and property operations. The systems we configure are designed to make ongoing management straightforward and efficient. If you later decide you would prefer a more hands-off approach, you can easily transition to our fully managed service.

How it works

How payments work

Booking income is paid directly to you from guests or through the booking platforms, so you can see exactly what your property is generating. Our management fee is a percentage of that revenue, so it moves in line with how the property performs. In other words, we’re aligned with the performance of the property rather than charging a fixed fee. We invoice our management fee monthly, based on the booking revenue generated during that period.
